Why do homeowners want to live at Madeira?
There are many reasons that couples, retirees, empty nesters and families are drawn to Madeira. Some of the key reasons are the MasterCraft reputation for quality, the choice of our many modern home designs/floor plans and how easy it is to work with us. Of course, what also brings many people to Madeira is the integration of old-world charm and nature – and how easy it is to enjoy everything nature has to offer. In fact, the community is set on 1,000+ acres along the Intracoastal waterway. Only 600 acres are being developed for homes, so you get the picture. Of course, you’ll find your own reason for picturing yourself at Madeira at St. Augustine!
How many floor plans are offered?
Choosing the right floor plan is critical to being happy in any home. It’s a reflection of how you live, now and down the road. With 10 basic designs/floor plans – Robinson, Tolomato, San Sebastian, Guana, Matanzas, Sandpiper, Spoonbill, Egret, Osprey and Heron, ranging from 1,795 sq. ft. to 4,000 sq. ft. –– the choice is yours. What range of bedrooms and bathrooms are available?

What is the range of lot sizes available?
Naturally, home lot sizes are scaled to accommodate the size of the Madeira home you choose. And remember, there are square foot variations within the various floor plans. Lots measure 65’, 75’ and 85’ with both one and two-story floor plans available. Here’s how the home designs/floor plans fit on each lot size:
65’: Robinson, Tolomato and San Sebastian
75’: San Sebastian, Guana, Matanzas, Sandpiper, Spoonbill, Egret, Osprey and Heron
85’: Guana, Matanzas, Sandpiper, Spoonbill, Egret, Osprey and Heron
What style homes (elevations) are available?
As we pointed out above, there are many different home designs/floor plans. While this much choice may challenge your decision making, it virtually guarantees the lifestyle best suited to you, your family and your guests. As indicated by the elevation names – Coastal, Florida Bungalow, Florida Farmhouse and Spanish Eclectic – it’s your style and your choice. (Keep in mind that all elevations are not available with all designs.)
Can I make changes to floor plans?
Working within the specifications of the design and the options you choose, you do have flexibility in your floor plan. Certain home designs/floor plans also provide bonus and/or flex space, which means you have options within options. For instance, your flex space could be a home theater, a game room, a den or even another bedroom! It’s your choice. Just remember… the earlier you commit to your initial choice – and the closer you stick with your plan – the more economical the build.
What upgrades are available?
Because we take such pride in our craftsmanship and materials, we generally don’t use the term “upgrades.” But yes, there are upgrades available in terms of finishes, hardware and other components. It all depends on your taste and budget.
Which design features and building trends are included in higher standards?
Many of our construction standards, like stronger framing (2×6 vs., 2×4), better insulation (R19) and granite countertops, would be upgrades for other builders. Our higher standards are also based on design features that make life better. This includes “family foyers” that accommodate today’s “stop and drop” lifestyle and modern conveniences like USB phone-charging outlets.
What amenities are available?
Without a doubt, nature – and access to it – is the crown jewel of life at Madeira. You can always explore our 1,000+ unspoiled acres, walking trails and pathways, or kayak the Tolomato River. There are plenty of opportunities to relax and socialize at the community’s Residents Clubhouse (with Fitness Center) and Amenity Center, or take a plunge in the 2,000 sq. ft. pool that’s big enough for everyone. In short, whether you’re an active naturalist or outdoorsperson – or someone who just wants to chill and take it all in – you’ll find it at Madeira.
